Is Willow Glen a Buyer’s Market or a Seller’s Market? The Answer Is More Local Than You Think.

One of the most common questions in real estate right now is whether buyers or sellers have the advantage.

In Willow Glen, I would be careful about giving that question a one-word answer.

Nationally, buyers have gained considerable leverage. Locally, buyers have more choices than they did in some recent years. But well-priced Willow Glen homes in desirable locations can still create strong competition.

This is becoming a much more property-specific market.

The National Market Has Shifted

The National Association of Realtors reported 4.6 months of existing-home inventory nationally in July. That falls into a range commonly viewed as much more balanced between buyers and sellers.

Redfin measures the market differently, comparing estimated buyers with active sellers.

Its newest July data found 51.3% more sellers than buyers nationally. Under Redfin’s methodology, 39 of the 49 major metros it analyzed qualified as buyer’s markets.

That is a real change from the housing market many buyers remember from a few years ago.

There are generally more options, and buyers in many markets have more room to negotiate.

San Jose Is Showing Signs of More Buyer Leverage

Redfin’s July data classified the San Jose metro as a buyer’s market, with an estimated 18.8% more sellers than buyers.

That is worth paying attention to.

But it does not mean every Willow Glen buyer suddenly has the ability to negotiate substantially below asking.

Another local measure tells a different part of the story.

C.A.R. reported only 1.7 months of unsold inventory in Santa Clara County in June. Homes that sold had a median market time of 11 days.

That is still relatively limited supply.

How Can Both Be True?

Because there is no single number that perfectly describes Willow Glen.

Redfin is measuring the relationship between estimated buyers and sellers across the larger San Jose metro.

C.A.R. is measuring inventory absorption for single-family homes across Santa Clara County.

And neither is measuring one particular Willow Glen street.

A remodeled home close to downtown Willow Glen may experience a very different market from a property that needs significant work.

A quiet interior location may receive a different response from a home on a busier road.

A home priced to encourage activity may create competition while another priced above recent comparable sales sits.

The local market can favor buyers overall while an individual property still favors the seller.

What This Means for Willow Glen Buyers

You can be more selective than buyers could be during some of the most competitive periods of the market.

That is valuable.

Look closely at days on market, recent comparable sales, price reductions, competing inventory, property condition, and buyer activity.

If a home has been available for several weeks with limited activity, there may be an opportunity to negotiate.

If a well-priced home hits the market and immediately attracts several interested buyers, the strategy changes.

Do not negotiate based on a national headline.

Negotiate based on the property.

What This Means for Willow Glen Sellers

Buyers are paying attention.

They have access to more information and, in many cases, more alternatives.

A price that feels disconnected from comparable homes can quickly affect traffic.

That makes the first few weeks particularly important.

Before listing, look carefully at what buyers will see as your competition. Then make sure the home’s condition, presentation, marketing, and price work together.

A seller can still have considerable leverage when buyers see a home as difficult to replace.

Averages Can Hide What Is Happening on Your Street

Willow Glen has always been a neighborhood where micro-location matters.

Lot size, architectural style, remodeling, schools, proximity to downtown, traffic, and even the feel of an individual block can influence buyer demand.

That becomes even more important in a market where buyers are becoming more selective.

The useful question is not:

“Is Willow Glen a buyer’s market?”

It is:

“What is the buyer response likely to be for this particular Willow Glen home?”

The Bottom Line

Buyers have gained leverage nationally, and current Redfin data shows more sellers than buyers across the broader San Jose metro.

At the same time, Santa Clara County’s supply of single-family homes remains relatively tight.

For Willow Glen buyers, that means more opportunity to be thoughtful and negotiate when the circumstances support it.

For sellers, it means preparation and pricing matter more.

The advantage belongs less to one side of the transaction and more to the person who understands the specific market they are actually in.
