What Higher Housing Costs Mean for Willow Glen Buyers and Sellers This Summer
There is a lot of conversation right now about higher mortgage rates slowing the housing market.
That is true to a point. But in Willow Glen, the story is more nuanced.
Buyers are paying close attention to affordability. At the same time, desirable homes in established San Jose neighborhoods can still attract meaningful interest when the price, condition, location, and presentation line up.
Buyers Have Become More Payment Conscious
The National Association of Realtors reported that existing home sales nationally declined 1.7 percent from June to July. Yet sales remained 0.7 percent above July 2025 and were up 2.4 percent for the year so far.
Mortgage rates help explain why the market can feel slower even when buyers are still active.
The average 30-year fixed mortgage rate was 6.69 percent as of August 6, according to Freddie Mac.
In a higher-priced area like Willow Glen, even a relatively small change in borrowing costs can make a meaningful difference in the monthly payment.
That is leading many buyers to look more carefully at what they are getting for their money.
Santa Clara County Shows the Affordability Challenge
C.A.R.’s second quarter affordability report put the median Santa Clara County single-family home used in its analysis at $2.05 million. Under C.A.R.’s assumptions, the estimated monthly payment including taxes and insurance was $12,770, and the minimum qualifying income was $510,800. Twenty-Two percent of county households could afford the median-priced home under the study methodology.
Willow Glen has homes at a wide range of prices, so these numbers should not be treated as a Willow Glen price guide.
They do help explain buyer behavior.
When monthly housing costs are this significant, buyers tend to notice differences in location, condition, remodeling, layout, lot size, schools, noise, and surrounding properties more closely.
A Lower County Median Does Not Tell the Whole Willow Glen Story
In June, the Santa Clara County median single-family sales price was $1.95 million, compared with $2.10 million in May and $2.11 million one year earlier.
That deserves context.
C.A.R. cautions that median price changes can reflect which homes happened to sell during a particular month. They do not measure the change in value of a specific home.
That is particularly important in Willow Glen.
A remodeled home near downtown Willow Glen may attract a very different buyer pool from a larger home farther south, a property near a major road, or a home that needs substantial updating.
Looking at Willow Glen as one average number can miss those differences.
Supply Is Still Relatively Tight
Santa Clara County had just 1.7 months of unsold inventory in June. The median time on market was 11 days.
That is not a market where buyers necessarily have unlimited choices.
Instead, we are seeing a market where buyers can be selective while still needing to respond quickly when the right home appears.
For sellers, that means there is still demand. But buyers do not have to overlook an unrealistic price simply because inventory is limited.
What This Means for Willow Glen Buyers
Know your comfortable monthly payment before you start negotiating.
Look beyond the list price and consider the complete cost of ownership.
Then evaluate each home on its own merits.
Pay attention to how long it has been available, whether the price has changed, the quality of competing listings, recent nearby sales, and the amount of buyer activity around the property.
Some homes may offer room for negotiation. Others may still generate competition.
The opportunity is often property-specific.
What This Means for Willow Glen Sellers
Do not assume limited inventory automatically guarantees a strong result.
Buyers are doing more math today.
A home that is priced too aggressively may lose momentum because buyers have fewer dollars available for both the purchase and future improvements.
Good preparation becomes especially valuable in that environment.
Repairs, cleaning, staging, photography, marketing, and pricing should work together to help buyers understand the value of the property from the moment it comes to market.
Willow Glen Is Local Even Within Silicon Valley
National housing news gives us context. Santa Clara County data gets us closer.
But neither replaces neighborhood-level analysis.
Willow Glen is made up of different streets, home styles, lot sizes, school areas, and micro locations. Buyer response can change considerably from one property to another.
That is why the most useful question is rarely, “What is the market doing?”
A better question is, “What is the market doing for this home, in this location, at this price?”
For Willow Glen buyers and sellers, that distinction matters more than ever.
