Where Is Willow Glen in San Jose?

Willow Glen is located just southwest of Downtown San Jose, roughly three miles from the city center.

The Willow Glen Neighborhood Association describes the broader neighborhood as extending generally from the Willow Street/Bird Avenue area on the north toward Highway 87 and the Guadalupe River on the east, Foxworthy Avenue on the south, and a more irregular western boundary around Leigh Avenue, Dry Creek Road, Hamilton Avenue, and the San Jose/Campbell border.

The Willow Glen Business Association uses a similarly practical definition for its broader business community: San Carlos Street to the north, Highway 87 to the east, Foxworthy Avenue to the south, and Meridian Avenue to the west.

These are useful reference points, but they also illustrate something important:

There is no single street-by-street definition of Willow Glen that everyone uses.

That matters when you are searching for a home.

What ZIP Code Is Willow Glen?

The primary Willow Glen ZIP code is 95125.

But 95125 and Willow Glen are not interchangeable.

Not every home with a 95125 address is necessarily considered Willow Glen, and some homes in 95126 are commonly considered part of Willow Glen or North Willow Glen. Local real estate and neighborhood sources recognize both 95125 and 95126 as covering portions of the broader Willow Glen area.

That distinction is especially useful for home buyers.

If you search only for “95125 homes,” you are searching a postal area, not necessarily the exact neighborhood you have in mind.

If you search only within a real estate website's “Willow Glen” map, you are relying on that website's interpretation of the neighborhood.

Neither approach is inherently wrong. They simply answer different questions.

Is 95125 the Same as Willow Glen?

No.

This is probably the most common misunderstanding I see when people begin researching the area.

ZIP codes are created for mail delivery. They are not neighborhood boundaries.

95125 includes much of what people commonly think of as Willow Glen, but it also extends into areas with their own local identities.

Likewise, a portion of historic and North Willow Glen falls within 95126.

For buyers, I recommend thinking about Willow Glen in terms of specific streets and sub-neighborhoods rather than ZIP code alone.

Where Is Downtown Willow Glen?

Downtown Willow Glen is much easier to define.

It runs primarily along Lincoln Avenue between Coe Avenue and Minnesota Avenue. The City of San Jose identifies the Willow Glen Neighborhood Business District along Lincoln Avenue in essentially this same corridor.

This is the part of Willow Glen visitors often picture first: Lincoln Avenue, local restaurants, cafés, boutiques, and neighborhood businesses.

But downtown Willow Glen is only a small part of Willow Glen.

Many homes described as being in Willow Glen are a mile or more from Lincoln Avenue.

What Is Considered “Central” or Historic Willow Glen?

This is where Willow Glen's history helps explain today's map.

Willow Glen was once an independent town. It incorporated in 1927 after residents organized in opposition to a proposed railroad route through the community. In 1936, Willow Glen became part of the City of San Jose.

The Willow Glen Neighborhood Association describes the central historic area as being around the intersection of Lincoln and Minnesota Avenues, with Los Gatos Creek, Pine and Malone Avenues, the Guadalupe River, and Lick Avenue helping define the historic core.

That central area contains many of the older homes and streets most closely associated with the traditional image of Willow Glen.

What Are the Different Areas Within Willow Glen?

“Willow Glen” is really an umbrella for several smaller areas with different housing styles and locations.

Central Willow Glen

This is the area around Lincoln Avenue and Minnesota Avenue and the surrounding residential streets.

For buyers who specifically want to be close to downtown Willow Glen, this is usually where the search begins.

The housing stock includes cottages, Craftsman homes, Spanish-style properties, Tudors, ranch homes, remodeled older homes, and newer construction.

Palm Haven

Palm Haven is one of Willow Glen's most recognizable historic residential areas.

The City of San Jose designates Palm Haven as a conservation area bounded generally by Riverside Drive to the west and north, Bird Avenue to the east, and Coe Avenue to the south.

It is a relatively small pocket, which is another good example of why saying “Willow Glen” alone does not describe every property equally.

North Willow Glen

North Willow Glen sits closer to Downtown San Jose and Interstate 280.

The City has also designated a North Willow Glen Conservation Area, generally south of I-280 between the Guadalupe River, Willow Street, and Bird Avenue, with Gregory Plaza extending west of Bird.

Some properties here have 95126 addresses even though the neighborhood identity is clearly connected to Willow Glen.

Southern Willow Glen

Moving south toward Curtner and Foxworthy, homes often become more mid-century in character and lot and street patterns change.

This is still commonly considered Willow Glen, but it can feel quite different from the older blocks around Lincoln and Minnesota.

That difference can matter when comparing homes and recent sales.

Is Willow Glen All in San Jose?

Yes.

Willow Glen has not been an independent municipality since 1936. Today, Willow Glen addresses are San Jose, California addresses.

The confusion sometimes comes from Willow Glen's unusually strong neighborhood identity.

It has its own historic downtown, neighborhood organizations, and architectural character, so it can feel more like a separate town than many other San Jose neighborhoods.

But legally and administratively, it is part of the City of San Jose.

Is Campbell Part of Willow Glen?

No.

Campbell is a separate incorporated city.

The confusion arises because Willow Glen's southwestern edge approaches Campbell, and the neighborhood's western boundary is irregular rather than following one perfectly straight road.

That means two homes that are relatively close together can have a San Jose/Willow Glen identity on one side and a Campbell address on the other.

For buyers relocating to Silicon Valley, this is worth watching when using map-based home searches.

Does Being in 95125 Mean a Home Goes to Willow Glen Schools?

Not necessarily.

ZIP codes, neighborhood names, and school attendance boundaries are three different things.

A home's school assignment should always be verified directly with the applicable school district using the property's exact address. School boundaries and programs can change, and a listing's neighborhood designation should never be used as a substitute for district verification.

That is particularly important when buyers are comparing homes near the outer edges of Willow Glen.

Why Do Different Real Estate Websites Show Different Willow Glen Boundaries?

Because neighborhoods are not postal designations.

One portal may draw Willow Glen around a historical boundary. Another may use census geography. Another may include areas commonly marketed as Willow Glen.

It can.

A Willow Glen property's value is influenced by much more than whether “Willow Glen” appears in the listing description.

When I compare Willow Glen homes, I look at the specific location along with:

• Immediate street and surrounding blocks

• Proximity to downtown Willow Glen

• Lot size and usability

• Architectural style

• Age and condition

• Square footage and floor plan

• Renovation quality

• School assignment

• Traffic and street characteristics

• Recent comparable sales from the same part of the neighborhood

This is why I would not automatically use a sale from one edge of 95125 to value a property somewhere else in the ZIP code.

The homes may share a ZIP code but compete with very different properties.

How Should Buyers Search for Homes in Willow Glen?

If Willow Glen is your target, I would not rely exclusively on the 95125 ZIP code.

Start by deciding which version of Willow Glen fits what you are looking for.

Do you want to be close enough to walk to Lincoln Avenue?

Do you prefer an older architectural neighborhood?

Would you rather have a larger lot or a more contemporary home farther from downtown?

Are you comfortable expanding the search into North Willow Glen and portions of 95126?

Once those priorities are clear, the map becomes much more useful.

How Should Willow Glen Sellers Describe Their Location?

Accuracy matters.

If a property is in Willow Glen, it is useful to explain where within Willow Glen it sits rather than relying on the neighborhood name alone.

For example, proximity to downtown Willow Glen, a particular park, neighborhood pocket, or major commuting route may give buyers much more useful context than simply saying “Willow Glen.”

It also helps when selecting comparable sales.

The closer we get to the actual property, the more useful the real estate data becomes.

The simplest answer is:

But if you are buying or selling a home, I would go one step further.

Don't ask only, “Is it in Willow Glen?”

Ask, “Where in Willow Glen is it?”

That usually tells you much more about the property, the surrounding homes, and which comparable sales actually matter.
