Willow Glen or Los Gatos? How I Would Compare the Two Before Buying

If you are shopping in the $2 million to $3 million range in Silicon Valley, there is a good chance Willow Glen and Los Gatos will eventually end up in the same conversation.

Both have recognizable downtown areas.

Both offer older homes with character as well as remodeled properties.

Both can put you near restaurants, trails, shopping, and major Silicon Valley employment centers.

But they are not interchangeable.

 

Willow Glen generally offers a lower broad-market price point and a more central San Jose location. Los Gatos generally commands higher prices while offering a foothill setting and a wider range of lots and terrain.

First, Let's Look at Price

Realtor.com's August 2026 data reported:

Willow Glen median sold price: approximately $1,832,500

Los Gatos median sold price: approximately $2,385,000

That is a meaningful gap.

But it does not mean a $2 million buyer can comfortably purchase anything in Willow Glen and nothing in Los Gatos.

Both markets have different property types and micro-markets.

And both contain homes well above their overall medians.

 

Willow Glen Is Not One Price Point

Even within Willow Glen, there are meaningful differences.

The broader neighborhood's August median listing price was approximately $1.65 million.

But Realtor.com's July data for Willow Glen South–Lincoln Glen showed a median listing price close to $2 million.

That should tell buyers something important.

Do not shop by the words “Willow Glen.”

Shop by the street.

 

Los Gatos Is Even More Varied

Los Gatos has substantial variation between neighborhoods.

Realtor.com's recent neighborhood data showed Downtown Los Gatos with a median listing price around $2.7 million, East Los Gatos around $2.75 million, and several other areas closer to or below $2 million.

The housing itself can also change dramatically.

One buyer may be looking at an older home near Downtown.

Another may be looking at a conventional subdivision farther out.

A third may be looking at a hillside property on acreage.

All three can call the address Los Gatos.

 

The Lot Comparison Is More Complicated Than It Looks

If a buyer tells me:

“I want the bigger lot, so Los Gatos must be better,”

I would want to know what they mean by bigger.

Do you want:

More lawn?

Room for an ADU?

A pool?

Outdoor entertaining space?

Privacy?

A garden?

Future expansion?

Or simply distance from your neighbors?

Those questions matter because a large hillside lot may provide tremendous privacy but less flat, usable yard than a much smaller parcel.

Los Gatos zoning illustrates how wide the range can be. Conventional R-1 zones include minimum lot areas between 8,000 and 30,000 square feet, while separate hillside residential zones can involve acreage.

Always evaluate usable land, not just the number printed on the listing.

 

Willow Glen Lots Tend To Be Easier To Understand

Willow Glen is primarily a traditional San Jose residential environment.

You will still see meaningful differences in lot size, setbacks, corner lots, irregular parcels, and redevelopment potential.

But most buyers are comparing more conventional flat residential parcels rather than the dramatic topography that can appear in parts of Los Gatos.

That can simplify questions about landscaping, additions, drainage, and outdoor use.

 

Downtown Willow Glen Has Its Own Appeal

Lincoln Avenue is central to the Willow Glen experience.

The commercial district includes more than 250 restaurants, shops, cafés, services, and other businesses and is described by its business association as highly walkable.

For some buyers, being able to walk a few blocks to coffee or dinner is worth paying more for a smaller house.

Move farther from Lincoln Avenue and the calculation changes.

That is why Willow Glen pricing can vary so much even within 95125.

 

Los Gatos Has a Different Downtown Experience

Los Gatos describes itself as a self-contained community with a pedestrian-oriented historic downtown, shops, restaurants, parks, and greenbelts.

The Los Gatos Creek Trail is also a meaningful part of the location.

Where Willow Glen feels like a distinctive neighborhood within San Jose, Los Gatos has the identity and services of a separate town.

Which one feels better is entirely personal.

 

Then There Is the Foothill Factor

This is probably the biggest physical difference.

Willow Glen is predominantly flat.

Los Gatos transitions into foothill and hillside environments.

That can create views, larger parcels, privacy, and access to natural surroundings.

It can also introduce additional due diligence.

The Town's hillside planning rules specifically address terrain, access, runoff, erosion, geologic concerns, vegetation, and fire hazards.

If you are considering a hillside home, I would pay very close attention to the inspections, insurance, drainage, geology, road access, trees, and retaining structures.

 

What About Commute?

This is where I would get very practical.

Do not compare Willow Glen and Los Gatos on a Sunday afternoon.

Drive your actual commute on Tuesday morning.

Willow Glen sits only a few miles southwest of Downtown San Jose.

Los Gatos is farther southwest and has direct connections to Highways 17, 85, and 9.

Where you work may change which location feels much more convenient.

 

What About Schools?

Verify the exact address.

That is my answer in both communities.

School districts and attendance boundaries do not always correspond neatly with neighborhood names, city names, or ZIP codes.

San José Unified specifically provides an address-based School Locator and has different assignments for some new enrollees beginning in 2027–28.

Los Gatos-area buyers should also use the applicable district's boundary verification resources rather than relying on the school displayed on a real estate website.

 

What About Older Homes?

Both areas have them.

And both deserve careful inspections.

A charming exterior does not tell you what is happening with:

Foundation.

Electrical.

Plumbing.

Roof.

Sewer.

Drainage.

HVAC.

Permits.

Previous additions.

For a buyer comparing two similarly priced properties, the condition of those systems can be more financially important than a few hundred extra square feet.

 

Which Gives You More House for the Money?

Generally, a buyer should expect the broad Los Gatos market to command a premium compared with Willow Glen based on current median sale prices.

But I would not assume Willow Glen always buys more square footage.

A premium Willow Glen micro-location can be expensive.

A Los Gatos property farther from Downtown or with different characteristics may offer more space.

The actual listings available at the time you buy are more useful than the stereotype.

 

How I Would Make the Decision

I would narrow it down to six questions.

1. What commute do you actually want to live with?

2. How important is walking to a downtown district?

3. Do you want flat usable outdoor space or are privacy and views more important?

4. Do you want a traditional neighborhood setting or would you consider hillside property?

5. What condition of home are you willing to take on?

6. Which individual property gives you the best combination at your budget?

Once those questions are answered, the Willow Glen-versus-Los Gatos decision usually becomes much easier.

 

The Bottom Line

I would not choose between Willow Glen and Los Gatos based only on reputation.

Look at the actual tradeoffs.

Willow Glen generally offers a lower broad-market price point, a central San Jose location, Lincoln Avenue, varied architecture, and predominantly conventional residential terrain.

Los Gatos generally commands a higher price while offering its own historic downtown, trail and foothill access, and a much broader range of lot sizes and property types.

Both can be excellent places to own real estate.

The better purchase is the home whose price, lot, condition, location, and daily logistics make the most sense for you.
