The neighborhood includes different lot sizes, architectural styles, school assignments, street characteristics, remodel quality, and levels of proximity to downtown Willow Glen.
Even within Willow Glen, the numbers can vary substantially. Realtor.com reported a median sold price of $1.835 million in June 2026, with a neighborhoodwide figure of approximately $1,010 per square foot. But its subarea data also showed meaningful differences within Willow Glen itself.
That is why I look at the complete property, not one calculation.

1. Where Is the Home Within Willow Glen?
Real estate is hyper-local, and Willow Glen is a good example.
