Is $2 Million Better Spent in Willow Glen, Campbell, or Cambrian?

If your Silicon Valley home budget is around $2 million, Willow Glen is not your only option.

Campbell is minutes away.

Cambrian borders the same general area.

And all three can offer single-family homes near the $2 million mark.

So what do you actually gain or give up by choosing one over another?

The answer is more property-specific than many buyers expect.

 

The Short Answer

As of June 2026, the median sale price was approximately:

Willow Glen: $1.86 million

Campbell: $1.76 million

Cambrian: $1.67 million

That makes a $2 million budget competitive in all three markets.

But I would not use those medians to decide where to buy.

Individual sales tell a much more interesting story.

A Willow Glen home on Booksin Avenue sold for approximately $2.01 million with 5 bedrooms, 3 bathrooms, and 2,211 square feet.

A Campbell home on Victor Avenue sold for $1.998 million with 4 bedrooms, 2 bathrooms, and 2,062 square feet.

A Cambrian property on Todd Way sold for $1.988 million with 3 bedrooms, approximately 1,749 square feet, and a 7,068-square-foot lot.

One sale does not define a neighborhood.

But these examples show why I would not assume your money automatically buys a substantially more house simply by crossing a neighborhood boundary.

 

What Are You Paying for in Willow Glen?

Willow Glen is really several micro-markets.

The historic core is concentrated around Lincoln and Minnesota Avenues, while the broader Willow Glen neighborhood extends much farther.

That distinction can affect what $2 million buys.

Closer to Downtown Willow Glen, part of the value can be the location itself.

Lincoln Avenue has restaurants, coffee shops, boutiques, services, and other local businesses in a pedestrian-friendly commercial district.

Move farther from that core, and the same budget may buy a different combination of lot, square footage, condition, and architecture.

 

When Campbell Makes Sense to Compare

Campbell deserves a look because it offers its own version of a walkable Silicon Valley community.

Downtown Campbell and the Pruneyard are major commercial centers, with Los Gatos Creek Trail running through the area.

Around $2 million, current and recent Campbell properties show a wide range.

A recently listed Kamson Way home was offered at $1.988 million with 4 bedrooms, 2 bathrooms, 1,879 square feet, and a 6,831 square foot lot.

Yet another Campbell home originally listed at $1.999 million sold for $2.299 million after attracting stronger buyer demand.

That is why buyers should never equate asking price with buying price.

 

When Cambrian Belongs in the Search

Cambrian often gets grouped into the Willow Glen and Campbell conversation because the areas physically connect.

But Cambrian is broad.

The City of San José's Cambrian and Pioneer planning area covers southwest San Jose next to Campbell and Los Gatos.

Realtor.com's June data shows how different values can be inside that larger area. Cambrian's overall median listing price was about $1.75 million, while West Cambrian was approximately $2.27 million.

So a buyer saying, “I want to look in Cambrian because it is cheaper,” may discover that the exact part of Cambrian they prefer is not cheaper at all.

 

Which Gives You the Largest Home?

There is no reliable winner.

Around the $2 million mark, recent examples in these areas have ranged from roughly 1,750 square feet to more than 2,200 square feet.

The difference often comes down to:

Condition.

Lot.

Exact location.

Age.

Floor plan.

And buyer demand.

That is why I prefer to compare individual properties rather than neighborhood stereotypes.

 

Which Area Should You Choose?

I would start with what matters outside the house.

If walking to Lincoln Avenue matters, that may push Willow Glen higher on the list.

If Downtown Campbell, the Pruneyard, or a particular commute works better, Campbell may make more sense.

If you like a particular part of southwest San Jose and find a stronger property in Cambrian, that may be the better use of the budget.

Then compare the homes themselves.

At $2 million, the right decision may come down to whether you value an extra bedroom, an updated kitchen, a larger lot, a better floor plan, or a specific location more.

 

A Note About School Assignments

Do not assume that buying in “Willow Glen,” “Campbell,” or “Cambrian” determines a particular school.

School district and attendance boundaries can vary by address.

If public school assignment is part of your home search, verify the individual property directly with the applicable school district before making a purchase decision.

 

The Bottom Line

If you have roughly $2 million to spend, I would not choose Willow Glen, Campbell, or Cambrian before seeing the homes.

I would search all three.

Then compare what is available at the same moment.

In today's Silicon Valley market, the individual home often matters more than the neighborhood average.

That is especially true around $2 million, where small differences in location, condition, lot, and buyer competition can create surprisingly different values.
